
Ikano Centres is taking the next step in transforming Tebrau into a connected lifestyle destination with the launch of Habitation Plus+, a new mixed-use residential project beside IKEA Tebrau and Toppen Shopping Centre in Johor Bahru.
Developed together with Welton Group of Companies, the project reflects growing demand for integrated living spaces that combine homes, retail, and lifestyle conveniences within one location.
A New Chapter for Tebrau
Habitation Plus+ will feature two residential towers with approximately 1,230 units and an estimated gross development value of RM600 million.
The development builds on Ikano Centres’ long-term investment in Tebrau, following the opening of IKEA Tebrau in 2017 and Toppen Shopping Centre in 2019.
Located within an established commercial hub, the project aims to create a more connected environment where residents can live, shop, and socialise more conveniently.

The homes are designed with practical layouts and flexible spaces inspired by IKEA’s functional living approach.
Residents will also have access to lifestyle-focused facilities including co-working spaces, wellness areas, and communal lounges designed to support modern urban living.
The project targets growing demand for affordable and mid-range residential options in Johor Bahru, especially among families and working professionals.
